What a leak does beyond the bill
- It soaks the building. Water tracks along joists, under floors and through walls, so damage spreads well beyond the leak point. The making-good after a long-running leak usually costs more than the water ever did.
- Damp and mould follow. A warm, steadily fed damp patch is exactly what mould needs, and it does not wait for you to find the source.
- Escape of water is one of the costliest home insurance claims there is. The Association of British Insurers puts insurer payouts for it at around £1.8 million a day, which is also why many policies carry a higher excess for it.
- Waiting weakens a claim. Insurers cover sudden escapes of water, not gradual deterioration; the longer a known problem is left, the harder the conversation.
